There are thousands of real estate agents at your disposal. You probably know a few yourself! So with all of these agents running around, how are you supposed to choose? Of course I would say your best decision would be to choose me! But if you're not convinced, here are some things to consider and discuss with agents in order to figure it out.

All companies and/or offices have their own policies regarding the commissions to be charged. Commission rates are negotiable, but some companies have a minimum commission percentage while others allow the agent to use any commission structure they choose. The majority of transactions in the area seem to close with the seller paying a 5 to 6% (of the sales price) commission, and often this is split evenly between the seller's broker and the buyer's broker. Commission rates less than 5% are not common. This does not mean that you cannot find an agent or broker willing to do less than 5%. Of course, commission rate is only one part of the equation, and if the rate offered is lower than normal, you may have to ask why. You also need to know how much will be offered to the buyer's agent. Buyer's agents are able to see the amount of commission offered, and a lower offering rate may put your listing at a disadvantage as agents may be less inclined to show your home and less likely to encourage buyers to purchase it. The entire commission structure, along with any other fees to be paid, should be fully disclosed up front. In my transactions, I provide an Estimate of Net Proceeds that summarizes the costs you are likely to incur and the net proceeds you may realize at various selling prices.

Preparing the home and presenting the home in the best possible way are crucial to maximizing your net proceeds. The ability and willingness of agents to assist in this regard varies greatly. Some are able to assist but not willing; others are willing, but not knowledgeable enough to be of value. Then there are agents that are both willing and able. In every one of my transactions, thorough inside cleaning, yard cleaning/trimming, minor home staging, and expert advice are included. Most searches start on the internet, so the pictures must be excellent and show off the home. Before selecting an agent, look at some of their prior listings and take a look at the pictures! If a buyer is interested in the home, they are going to read the agent's comments. The comments should be professionally written and should highlight the home's selling points; they should create interest and relay the value. Again, look at an agent's prior listings and determine if that's the way you want your home described.

All agents do not spend the same amount of time and money on marketing and advertising. Some companies and agents advertise in the newspaper and some don't. Some have relationships with large national companies or pay (Zillow, Yahoo! Homes, Trulia) to highlight your listing. Some agents use color flyers while others use black and white flyers or none at all. Some agents use personalized signs, and some use the company-issued standard sign. Unless otherwise requested, my listings are always advertised in the local newspaper and Zillow. Color flyers and a personalized yard sign are utilized. I want them calling me (not some agent in the office unfamiliar with your home) if they drive by your property!

Getting the home listed professionally and accurately is important, but there are subsequent events that will determine your end result. Discussions with potential buyers/agents, evaluating offers, negotiating counter offers, reviewing inspection findings and responding to repair requests, monitoring buyer financing progress, and providing required seller disclosures are just some of the duties of your agent. Multiple opportunities exist for your agent to negotiate or communicate on your behalf, and your agent should communicate with you as well. So look for an agent that communicates well with you and others.

If you don't have time to do your own research, asking people you know and trust is not a bad place to start. Alternatively, contacting a few brokerages and speaking with their managers can work pretty well. Tell the manager you want the name of one of their best agents. This method is not fool proof, but most managers will give you the name of an experienced agent they know can get the job done. The managers usually direct you to a quality agent because they want the agent to get your business and complete the sale, which helps the manager meet their sales goals. They also give these referrals to agents that they wish to retain in their office. Agents like to switch from one company to another, and this is one way in which a manager can retain good talent.
